Q: Is the MLS the best way to sell my home?
A: Yes, the vast majority of homes are sold through MLS because of the large network of Realtors using this source to find homes for buyers. All homes listed with a Realtor is listed in the MLS.The National Association of Realtors reports homes listed by Realtors result in a higher net price compared to “FSBO” home sales transactions.
Q: Will my home be listed on the same MLS as it would be if I listed my home with a real estate firm?
A: Yes, We are Realtors and your home will be listed in the same MLS. The only difference is you won’t have to pay 6-8% commission.
Q: How often will you personally show my home?
A: Many homeowners use this as a barometer to judge whether a Realtor is doing a good job or not. Generally my buyers come from three sources: the sign, advertising, and referrals. When I get a call about your house, it may not be the right location, price, or there may be a neighborhood requirement your home doesn’t meet, preventing me from being able to show it. It is possible that I could go through the whole listing period without having the right buyer for your home. So even though I may not show your home, through my marketing and networking efforts, our marketing will be the reason it gets shown by other Realtors.
Q: Will I owe a commission if your company brings a buyer to buy my home?
A: Yes, If I, a Realtor with my company or any other Realtor brings a buyer to buy your home; a compensation will be due. However, with the marketing tools I provide in my packages you may very well find a buyer to purchase your home and therefor no compensation will be due. I will still assist you every step of the way to getting your home sold. This is included in all my packages at no additional cost.
Q: If I found a buyer such as my neighbor, friend or through an ad I put in the local paper will I still have to pay a commission?
A: No, you only have to pay a 3% Buyer Broker commission to the Realtor whom brings a ready, willing and able buyer that purchases your home. If you find the buyer we only charge the listing fee of the package you chose and we still assist you from A-Z even if you get the buyer.
Q: Can I hold my own open houses?
A: Yes, you very well can. And if you get a buyer that is not working with a Realtor give us a call and we will take care of the rest, saving you the 3% Buyer Broker commission.
Q: How can you charge such a small fee to list my home and other firms charge 6-8 % commission?
A: We get this question asked most frequently. Most real estate firms are either franchised or owned by investors. With that comes lots of expense and requires charging the high commissions. We are owned and operated by Realtors and have kept our expenses low to allow us to give back to our clients. This allows us to give you the service you deserve at an affordable price.
Q: Will other Realtors show and sell my home if Im not listed with their company?
A: Yes, Realtors network with each other; that is the purpose of the MLS. We sell each other's listings.
Q: If I buy a home using your firm's services, would I have to buy a home listed by your company?
A: No, We will search all homes listed in the MLS, not just those listed with my firm. I will work with you to find the home which suits your wants and needs.
Q: How do I know who will be going to my home when I'm not there?
A: With our provided showing service, CSS, only licensed Realtors will be able to make appointments and show your home.
Q: Is it okay to be home for showings?
A: We highly recommend you are not present for showings. Buyers like to freely look and make comments about your home to their spouse and Realtor. When a homeowner is present, the buyer just wants to take a quick look and leave as soon as possible missing the high points and best features of your home.
